FSBOs (For Sale By Owners), also called unrepresented sellers, are one of the most powerful yet overlooked sources of listing leads. When you master FSBO prospecting, you'll never have a shortage of leads again.
Q: Are FSBOs overpriced and do they hate agents?
Many agents believe FSBOs are always overpriced, won't cooperate, or hate agents. These are myths perpetuated by agents who are afraid of prospecting FSBOs. When you start calling, you'll often find FSBOs are open to conversation and many are friendly and motivated.
Q: How much can I earn from FSBO prospecting?
Calling five FSBOs per day (25 per week) can net you a minimum of one listing and five good leads. If you do this for just two weeks per month, you'll net at least two listings. At an average price of $350,000 with a 60% broker split, that equals approximately $151,200 extra per year.

Free sources include Zillow.com (use the FSBO filter), forsalebyowner.com, fsbo.com, Craigslist, and local newspaper listings. Paid sources include LandVoice.com and Mojosells.com. You can also check local real estate magazines, grocery store bulletin boards, and homes with unrepresented "For Sale" signs.
Q: What's the best way to practice the script?
Practice with real FSBOs. If you get stuck on a call, hang up and act like you got disconnected. Call back once you're reset. Don't be too attached to the outcome when you're new at this.
